This state-of-the-art facility combines traditional library services with cutting edge technology. The Albany Park Branch is the first of the Chicago Public Libraries to include a self-checkout station and is one of six new library locations with YOUmedia digital programming for teens. The library was developed based on a prototypical design and includes book stacks, reading areas, study rooms, a computer media room, a community room, administrative offices and work areas, as well as a green roof.

This unique, 83 story high-rise hotel condominium building in Chicago, designed by Studio Gang Architects and Loewenberg Architects, was completed at the end of 2009. A 225 room hotel fills most of the base and the first 18 floors of the tower. Above that, there are 31 floors of apartments and 28 floors of condominiums. There are also five levels of parking.

The Black Ensemble Theater is a privately funded new construction project built to provide the organization with a modern and elegant place for art. The 49,000 sq. ft. complex has a 300 seat main stage theater with a 150 seat black box studio, multiple lobbies, entertaining areas, administration offices, music rooms, dressing rooms, a green roof, and an outdoor patio. Additionally, the facility includes 19 enclosed parking spaces and a design shop.

The North Campus Residence Hall and Dining Commons is a new 360,000 sq. ft. development designed to be a signature facility for The University of Chicago. Located on the northern part of the campus, the new residence hall includes eight “Houses” of approximately 100 first- through fourth-year students each. Each college “House” is structured around a three-story lounge that includes common space for students, as well as a community dining commons with tables organized by each “House”. The residence hall also offers a more independent living option with private rooms and kitchen facilities for third- and fourth-year students. Additionally, the development includes small retail spaces, offices, multi-use rooms, and classrooms.

The new Chicago Theological Seminary for the University of Chicago is a four-story building that includes administration offices, classrooms, a chapel, a library, and a dining space. Additionally, the project included state-of-the-art audio visual technologies for interactive student education. The University of Chicago Guide for Professional Services required energy modeling, which, combined with a cost analysis, guided the team in optimizing design and material efficiencies, while maintaining the architect’s design intent. Photovoltaics were used to provide an alternate energy source to the building.

Located on a prominent site in the Chinatown neighborhood of Chicago, the new 16,000 sq. ft. Chinatown Branch Library aims to create a new civic, educational and social hub for the surrounding community, providing a place of discovery and learning in the new digital age. The state-of-the-art library offers a unique blend of traditional library services and the cutting edge technology featured in 21st century libraries, as well as striking modern architecture and community specific design features.  The library has a large central space for community gathering and a large, a glass-enclosed community room for events and programs and two meeting rooms for small group work. It features a large reading room, a YOUmedia digital media space for teens, an expanded community room, children's reading room, meeting space for community use, state of the art technology, Wi-Fi, and self-checkout stations.

Coast is one of the twelve buildings that makes up the Lakeshore East Development located along Chicago’s downtown lakefront. dbHMS has worked with the developer on three buildings in the complex, providing sustainability consulting and commissioning services. For Coast, dbHMS helped to guide the sustainable design strategies and Leadership in Energy and Environmental Design (LEED©) certification process for this 47-story luxury apartment tower.

The Consumers Energy Employee Development Center (EDC) is a state-of-the-art, three story, 31,000 sf training center and office building along the west bank of the Grand River in Grand Rapids, Michigan. The first floor contains general meeting areas, energy exhibits, lobbies, and classrooms. The second floor contains additional classrooms and breakout areas. The third floor contains conference rooms and executive offices while the fourth floor contains space for mechanical equipment as well as general storage. In partnership with Catalyst Partners, dbHMS was contracted by Consumers Energy to provide mechanical, electrical, and plumbing Commissioning Services, Measurement & Verification for Ongoing Commissioning, Building Enclosure Commissioning Services, and Building Enclosure Testing Services.

With a progressive board, District 219 was looking to use capital reserves to improve the sustainability profile of its two high schools.  With over one million square feet, 88 acres, and forty years of history, the facilities presented a challenge to research and comprehension. Legat Architects and dbHMS were engaged to map a strategy for the Board to have the first high school in Illinois to be certified under the USGBC® Leadership in Energy and Environmental Design (LEED©) for Existing Building Operation and Maintenance (EBOM) program.

The Downtown Market is a mixed-use facility located on an old brownfield site in a historic neighborhood of Grand Rapids, Michigan. The Market features a 24-vendor market hall, an outdoor farmers' market shed, rentable incubator kitchens, rooftop greenhouses, meeting rooms, offices, eateries, and the nation’s first demonstration kitchen for kids.

The Edward H. Levi Administration Building is prominently located at the axis terminus of the University of Chicago Quadrangle. Due to the building’s location, it was often considered a barrier when walking across the campus. To increase circulation, a renovation was completed to open up the solid façade and create a pedestrian portal through the center of the building.

ELEANOR BOATHOUSE, Chicago Park District

This rowing training and boat storage facility is the fourth of four boathouses built as a revitalization effort of the Chicago River. It is the second of two dbHMS boathouses in this program (the first being WMS Boathouse at Clark Park), both designed by Studio Gang Architects. The Design-Bid-Build project consists of two buildings containing boat storage and rental services, an exercise area and event space.

The Environmental Law and Policy Center (ELPC) is a public interest legal advocacy organization advancing clean energy, green transportation, and the preservation of natural places in the Midwest. ELPC wanted a cutting-edge green facility for their new headquarters located on the 16th floor at 35 E. Wacker, known as the Jewelers Building, a Chicago Landmark.

The Green Exchange is the country’s first commercial real estate development designed for the advancement of green businesses. This 220,000 sq. ft. development is a Leadership in Energy and Environmental Design (LEED©) Core and Shell Platinum building that houses “green” tenants and has historic landmark status. The unique location offers close proximity to public transportation making it convenient for employees and patrons and provides visibility to over 350,000 people per day. The project includes solar thermal panels for absorption cooling as well as heating domestic hot water. Other sustainable features include extensive rain water capture and reuse systems, green roofs, a high-efficiency heating and chilled water plant, and energy recovery systems to optimize energy and resource use. The project has been featured in Newsweek, New York Times, Chicago Tribune and several other publications, as well as television news reports.

The new, one-story 7,085 sq. ft. shelter is a state-of-the-art facility comprised of open office, cage-free cat areas, adoption areas, and support spaces. It is organized around a central landscaped courtyard for maximum daylight and access for all shelter uses—visually and physically—to nature. It features low-VOC, recycled and regional content finishes, high-albedo paving and roofing, and native landscaping. It also boasts a very thorough and well-designed list of energy-saving and energy-producing features through the careful integration of building systems.

Julia C. Lathrop Homes is a Chicago Housing Authority public housing project located on the near Northwest side of Chicago, Illinois, bordered by the neighborhoods of Bucktown and Roscoe Village. It is on the National Register of Historic Places and is currently undergoing restoration. The Lathrop Homes development consists of two-story brick row houses and three- and four-story apartment buildings separated by landscaped courtyards that are linked by small archways in a campus-like arrangement. There are a total of 925 units on 35.5 acres of land, approximately three and a half square blocks.

LASR is the center of theoretical and experimental research for space applications, gathering researchers from multiple fields focused on development of ideas and tools for understanding space. The building is an existing facility on the University of Chicago’s campus. The two-floor structure has been fully reconstructed and an addition has been added, extending its height to four floors. The facility includes offices, meeting rooms, and electronic and laser application labs plus specialty fume hood labs.

This 40,000 sq. ft. Leadership in Energy and Environmental Design (LEED©) NCv2.2 Gold Media Production Center for Columbia College Chicago combined large film and animation studios with classrooms and workshops on an urban campus. As the first new building for the College, it fortified the school’s competitive edge in film-making and animation, as well as highlighted its design-forward identity.

MetroSquash is a non-profit organization founded in 2005 by a class of fifth grade students with a mission “to use squash, academics, mentoring, cultural enrichment, and community service to empower Chicago Public School students to reach their full academic and personal potential.” The organization now serves over 160 students year round and has outgrown their current facility that had the capacity for approximately 150 students. To accommodate the growth of the program, the MetroSquash Organization has opened a new facility in the Woodlawn neighborhood of Chicago.  The new facility includes eight squash courts, four classrooms, locker rooms, multi-purpose room, and viewing area with the capacity to serve up to 300 students.

The Nathan Hale Elementary School Linked Annex project is a new, 41,338 sq. ft. three-story addition and renovation to the existing school. The addition was based on a Linked Annex prototype developed by the Public Building Commission of Chicago and was designed to serve approximately 360 CPS students. The annex houses 11 standard classrooms, a computer classroom, an art classroom, two student pull-out rooms, two new business offices, cooking kitchen with student dining facilities, storage areas, and toilet facilities. The renovation included renovations to the existing art room and lunch room, as well as the installation of an elevator. Additionally, the scope of the project included the installation of sound attenuation panels in the auditorium.

New City is an 8.5-acre, mixed-use development located in the Lincoln Park neighborhood of Chicago. Its retail space includes Mariano’s Fresh Market, Dick’s Sporting Goods, ArcLight Cinemas, 40,000 sf of restaurant space, and Kings Bowl. Additionally, the development provides 200 units of multi-family residential living and a 1,100-space parking garage. A transit-oriented development, New City sits next to the North and Clybourn CTA Red Line station, adding convenience to its consumers.

The Poetry Foundation is a Chicago-based, non-profit organization that aims to promote poetry in today’s culture through hosting seminars, readings, exhibitions and provides several awards for poets and their work. The Poetry Foundation’s new public building in Chicago encompasses all of these aspects offering an exhibition gallery, library space, performance space, and a garden area.

The Blackhawk Generating Station, known as “The Powerhouse” is a decommissioned coal-fired electrical plant adjacent to the Rock River. Recently, Beloit College acquired the 100 year old river-front property with plans to develop it into the center of campus life. dbHMS is working with Studio Gang Architects in the design of a student activity and recreation center. The vision for the Powerhouse is a signature facility that will boast the college’s reputation through creative and innovative design features in a historically industrial space.

dbHMS was the design engineer for this 60,000 sq. ft. conversion of Radio Flyer’s old manufacturing facility into a LEED© NCv2009 Platinum corporate headquarters and product development laboratory in collaboration with Gensler. Using our strong background in sustainable design, dbHMS performed several energy modeling studies to determine the most efficient building systems. The project employs geothermal heat pumps with assistance from solar thermal both on the air side and the water side. The old saw-tooth form of the building's roof was used to enhance daylighting, and its impact was incorporated into the MEP design by using daylight simulation studies. The project also incorporates rainwater harvesting, displacement ventilation, and energy recovery. The project is a good example of combining existing technologies in a creative combination for best performance results.

Midwest Gaming’s new 600,000 sq. ft. casino in Des Plaines, Illinois is the first Leadership in Energy and Environmental Design (LEED©) Gold Certified casino in the world. The $445 million casino and entertainment complex consists of 50,000 sq. ft. of gaming floor 100,000 sq. ft. of back-of-the-house operations and a 450,000 sq. ft. parking structure.

Rolling Knolls is a resurrected year-round recreational facility on a former golf course site. The pavilion includes an event space that can accommodate up to 80 guests, as well as an annex meeting room that can seat up to 20. Both spaces have large windows to provide plenty of daylighting and great views of natural surroundings as well as access to the outdoor patio area.

The Spectrum Health Integrated Care Campus at East Beltline is a new $48 million, 140,000 sq. ft. medical care facility located in Grand Rapids, Michigan. The center serves to consolidate seven existing northeast Grand Rapids office facilities belonging to Spectrum Health, involving about 200 employees.

The Plant Chicago is a non-profit organization with a mission to develop circular economies of food production, energy conservation and material re-use, while encouraging individuals to make their cities healthier and more efficient. To further support this effort, Plant Chicago purchased a 93,500 sq. ft. former meat packing facility in Chicago’s Back of the Yards neighborhood to repurpose into a net zero energy vertical farm and business incubator known as 'The Plant'. The Plant is home to several different farm businesses and start-ups that make up the business incubator, while offering educational programming and tours to demonstrate the sustainable ways in which food production in an urban environment can happen. Through methodical deconstruction and preservation, The Plant  re-used about 80% of the existing structure.

This new luxury high-rise apartment tower, located in Chicago’s historic loop, stands 42-stories tall and was designed by architect Solomon Cordwell Buenz. The building offers 332 residential units, indoor parking, an indoor pool with a spa and waterfall feature, a yoga and Pilates studio, a cyber café, theater, game room, and an event space with views of Millennium Park and Lake Michigan on the 42nd floor.

dbHMS worked on the design of a new 180,000 sq. ft. charter school in an old industrial building for the UNO Charter Schools. The building houses two elementary schools and a high school. The project was designed to achieve Leadership in Energy and Environmental Design (LEED©) NCv2.2 Gold level certification and utilizes efficient lighting and controls, solar hot water heating, and efficient HVAC systems. Several systems were evaluated as part of the design process with a life cycle cost analysis. The project was awarded a grant of $300K to implement solar cooling as part of the design.

This new 47,000 sq. ft. building is a state-of-the-art resource center for Earlham College’s Visual and Performing Arts Department. Located on the college’s South campus, the new facility is comprised of two main performance facilities that are located in the center of the building, a 480 seat concert venue with moveable tiered seating, and a new black box theater. The two theaters are surrounded by support spaces, including a green room, individual practice rooms, as well as jazz and gamelan classrooms, dressing rooms, and storage spaces.

The William Eckhardt Research Center at the University of Chicago is the new home for the University’s Division of Physical Sciences units including the Astronomy and Astrophysics Department, the Kavli Institute for Cosmological Studies, and the Enrico Fermi Institute. Additionally, the University’s new program in Molecular Engineering will be housed in this facility offering offices, conference rooms, a clean room and specialized laboratory and imaging facilities for the department’s use.

The WMS Boathouse at Clark Park is the premier rowing center for the City of Chicago, offering year-round training and facilities. Creating a key public access point along the river’s edge, the $8.8 million facility supports the larger movement toward an ecological and recreational revival of the Chicago River. The 22,660 sq. ft. boathouse is actually comprised of two buildings: a one-story boat house for storing rowing shells, rental kayaks, and canoes and a two-story fieldhouse with a rowing tank, small offices, a community room, and an exercise area. Sustainable design strategies have been woven throughout the building, which include small rain gardens, permeable concrete on the plaza, to reduce rainwater can run-off, and daylighting to reduce dependence on electric light fixtures.

Writers Theatre has been captivating Chicagoland audiences for over 20 years with sold-out performances, serving approximately 35,000 patrons each season. The theater will be moving into a new permanent home located in Glencoe, Illinois. The building will not only house its existing program, but provide an opportunity for creativity and growth.

The Yannell Net Zero Energy Residence is a 3,000 sq. ft. single family home in Chicago that was designed with a goal of building a “net zero energy” house. The home produces more energy than it uses during the course of a year. The project involves the use of passive solar systems, a geothermal system, natural ventilation, solar thermal for domestic hot water and heating systems, and photovoltaics for generating on-site power. All systems for the building were incorporated into a complex energy model with several iterations to determine the most efficient building configuration. The project has achieved Leadership in Energy and Environmental Design (LEED©) for Homes Platinum level certification.
